About This Job

We are looking for a Property & Prizing Director to lead our prizing strategy and drive the acquisition and transformation of extraordinary dream homes and prizes that inspire and engage our audience.

Reporting to the Managing Director and working closely with the VP, Property & Partnerships, you will take full ownership of the property procurement process - from sourcing and securing high-value homes to managing key suppliers and overseeing conveyancing, inspections, and maintenance. While the proven UK Property playbook provides a strong foundation, success in this role may require adapting and refining our approach to fit the unique demands of the German market.

Beyond acquisition, you will ensure that each property is designed and presented at the highest standard. This includes curating exceptional interiors, working with designers and suppliers to furnish homes to a high standard, and ensuring every detail - from layout to finishing touches - enhances the aspirational appeal. You will also play a key role in transforming these properties into compelling content for marketing, photography, and brand storytelling.

What you'll do:

Research, identify and procure premium houses aligned to our brand and customer expectations, considering location, style, and numerous “wow” factors (setting up buyers advocate relationships as needed) Collaborate with designers to develop themes and concepts for each property, aligning with target audiences and marketing goals Work closely with the growth and marketing teams to understand campaign objectives and develop strategies for procuring and effectively showcasing properties and prizes in photos, videos, and other marketing materials. Provide art direction on video and photo shoots to ensure properties are presented in the best possible light. Create engaging content and storytelling elements that highlight the unique features and lifestyle opportunities offered by each property. Oversee the styling and furnishing process, ensuring all elements come together to create visually stunning and cohesive spaces in a timely manner. Source and negotiate with suppliers and vendors to acquire high-quality furnishings, decor, and amenities that enhance the appeal of the houses. Manage budgets and timelines for each project, optimising resources to achieve maximum impact. Legal and Compliance: Work with the legal team to manage conveyancing related matters for Omaze properties. Ensure house managers and security are in place for each property prior to Omaze taking ownership. Continuously evaluate and evolve our prizing operations as well as styling and marketing strategy based on feedback, industry trends, and market insights. Team Building: Cultivate and maintain strong relationships with suppliers, vendors, and industry professionals while building out an internal team of professionals as needed Contract Management: Work closely with the legal team to ensure all supplier contracts and commitments are properly documented, closely monitored and executed to our agreed expectations and timelines. PR: Work closely with the PR team to develop press releases and house related comms

Our ideal candidate:

7-10 years of experience in marketing or project management Proven experience in real estate, interior styling, or related fields, ideally with a strong portfolio showcasing successful projects. Previous experience in a startup or fast-growth environment is a big plus - a proven track record of thriving in dynamic, fast-paced environments, where priorities can shift rapidly, resources may be limited and you may need to adapt quickly to contribute effectively to achieving ambitious goals. Ability to build a strong pipeline of desirable properties that reflect the German dream Excellent eye for design and aesthetics, with a deep understanding of lifestyle trends and preferences. Knowledge of relevant rules, regulations and processes in the procurement and renovation of houses in the German market Strong negotiation and communication skills, with the ability to build and maintain relationships with suppliers, vendors, and stakeholders. Proficiency in project management tools and software, with a demonstrated ability to manage multiple projects simultaneously. Creative mindset with a passion for storytelling and creating compelling visual content. Ability to work independently and collaboratively towards tight timelines with a willingness to roll up your sleeves and be resourceful, resilient, hands-on and adaptable to get the job done. Strong attention to detail and organisational skills, with a commitment to delivering high-quality results. Must be Hamburg-based and willing to travel domestically for viewings, supplier meetings and shoots as needed. Fluent in German and English to bilingual level.
